Why Garden District homes benefit from floor coatings
The housing stock here is early-to-mid 20th century, on the oak-lined streets the neighborhood is known for. That era matters for a coating, because the concrete under these garages has usually been working for sixty years or more. It is not automatically bad concrete — a lot of it was poured thick and has held up better than slabs half its age. But it is rarely a blank surface. It has absorbed oil, it has been patched, and somewhere along the line somebody probably rolled paint on it.
The layout is the second difference. A detached or converted garage lives under different conditions than a bay attached to a conditioned house: more temperature swing, more ground moisture, and often a threshold or apron that has settled out of line with the slab. A coating handles all of that fine. What it will not do is hide it — which is why the assessment comes before the quote rather than after.
Then there is the part that is specific to a historic neighborhood: homeowners here usually want a floor that suits the house. A bright white with heavy commercial flake can feel out of place next to a home with real architectural character. Tighter flake blends, warmer neutrals, and a solid color under a satin topcoat all read as a finished room instead of a service bay — and they cost the same to install. It is a choice, not an upgrade.
A softer, thirstier surface
Decades of weather wear the hard cream layer off a slab. The concrete underneath is more porous, which changes how much primer it drinks and how it should be ground.
A layer of history
Older garages often carry porch paint, an old sealer, or a coating attempt from a previous owner. That has to come off mechanically, not get buried under a new system.
Detached-slab moisture
A separate building sees more temperature swing and ground moisture than an attached bay. That is a reason to test the slab, not a reason to skip the floor.
What the work looks like on an older detached garage
The sequence below is the same one we use anywhere, but the weight shifts on an older slab. Prep and repair take longer; the coating itself does not.
1. Walk the slab and test it
Cracks, spalled edges, stains, old paint or sealer, and moisture readings. On a detached garage this is also where we sort out access, power, and how the floor meets the drive apron.
2. Grind, do not etch
The slab is mechanically ground to open the surface and take off old coatings. Older concrete gives up a lot of dust, so containment matters more here than on a newer floor.
3. Repair before anything goes down
Cracks routed and filled, spalled edges and thresholds rebuilt, low spots brought up. This step decides whether the finished floor looks intentional or just covered.
4. Prime the base coat
Primer goes down next — moisture-tolerant if the readings call for it. On porous older concrete this coat does real work, sealing the surface so the color behaves predictably.
5. Broadcast the finish
Flake is thrown into the wet base, then scraped and vacuumed once it sets. Blend and density get chosen here, and that is what makes a floor read residential rather than commercial.
6. Topcoat and return to service
The clear topcoat seals everything in. You get separate windows for foot traffic and for parking a car back inside, in writing, before we start.
