How Long Does a Garage Floor Coating Last?

A professionally installed garage floor coating commonly lasts 10 to 15 or more years; polyaspartic systems perform similarly or better; big-box DIY kits often show failure within 1 to 3 years. The spread is that wide because lifespan is mostly decided before the coating goes down — by how the slab was prepared, whether its moisture was measured, and how much film was actually installed. Why the range is so wide: the floor under the floor

Resin chemistry gets the attention, but longevity is mostly set by three decisions nobody sees once the flake is down. Whether the slab was diamond-ground so the primer could key into open pores, or acid-etched and hoped for. Whether anyone measured its moisture before sealing it under a film. And how many mils actually went down — film thickness is the reserve a floor spends over its life.

What Louisiana does to a coating's clock

Humidity is the headline. Slab-on-grade concrete over damp Gulf South soil pushes water vapor upward for the life of the house, and a coating is a lid on that path. Un-tested moisture is the region's most common cause of early failure — blisters and delamination that arrive in year one or two of what should have been a fifteen-year floor. Soil movement is the quieter factor. Much of this region sits on soils that swell when saturated and shrink in drought, and slabs move with them. Coatings do not stop settlement — but a flexible polyaspartic wear layer tolerates the small movements better, and honest installers rout and fill existing cracks rather than bridging them and hoping.

Then there is storm season. Wind-driven rain under the door, saturated ground raising what the slab draws from below — coated floors shrug off the water itself, which is much of why they are popular here. The four things that shorten a floor's life

Bad or skipped prep

Coatings do not fail in the middle of the film; they fail at the bond line. Acid etching instead of diamond grinding leaves a weak, inconsistent profile. Prep quality is the single strongest predictor of how long a floor lasts.

Unmeasured slab moisture

Slab-on-grade concrete over damp Louisiana soil pushes vapor upward permanently. Coat over it untested and pressure builds at the bond until the film blisters or peels in sheets — often in the second summer.

Thin builds

A floor with only a few mils of film has almost no reserve. Thin coatings wear through in traffic lanes, telegraph every flaw in the slab, and give hot tires an easy grip. Professional systems survive because there is simply more material.

Not every change is a failure. It helps to know which stage a floor is actually in:

  1. Years 1–2 — the honeymoon

    Full gloss, easy cleaning, no visible wear. Any blistering or peeling this early is not aging — it is an installation or moisture problem, and it should go straight back to the installer.

  2. Mid-life — cosmetic wear arrives

    Gloss softens in the lanes the tires follow, fine scratches accumulate from grit, and exposed epoxy near the door may warm in color. The floor still works; it just photographs less well.

  3. Late life — the surface asks for help

    Wear-through spots appear at pivot points and cleaning takes more effort as texture opens up. If the base is still bonded, this is the window where a scuff-and-recoat buys years for a fraction of a redo.

  4. End of life — the bond is the story

    Hollow-sounding patches, lifting edges, or spreading delamination mean the film is separating from the slab. The honest fix is removal and a fresh system, not another coat over a failing one.

When a recoat beats a redo — and when it cannot

The most cost-effective year in a floor's life is the one where a worn but bonded topcoat gets renewed instead of endured. What a recoat cannot fix is anything happening at the bond line. Hollow spots, lifting edges, and blistering mean the film is coming off the concrete, and new material on top just rides the failure down. What cannot be rescued is a coating that is delaminating or blistering, because the problem is under the film, not on it.
